Rental Process Overview
Thank you for your interest in one of our rental properties. We pride ourselves in having a seamless process to make the transition to your new rental home as simple as possible. STEP 2 : Application Submission
NOTE: There will be a cost that each applicant will pay for the credit/background check. Please feel free to Apply on Zillow, Apartment.com or ask us for an application link to be sent to each applicant’s email and the applicant will pay a separate, third party company (Currently: TransUnion), a $35 fee for the report. The information provided by the applicant will go straight to the credit/background check company (we do not receive any of the funds), but we will receive the report.
Applications are reviewed in order as received. Please note we will not start processing your application until after you have viewed the property and submitted the following:
Completed application form(s). We will need applications from all adults - if more than one adult in the household.
All required financial documents that show proof of income are submitted
By submitting the application shows that you:
Have read through and meet all rental criteria, and
Are ready to submit all required paperwork to help us process your application
STEP 3: Lease Agreement and Move-in
Application Approval: Once your application is approved, we will notify you through your email and follow the following steps:
Sign Lease Agreement - We will send all applicants the lease agreement. Lease agreement MUST be signed within 24 hrs of receiving it. The lease agreement would be sent electronically through the management portal. All adults (age 18 years and above) that intend to live in the property must sign the agreement.
Pay Security Deposit, Prorated rent and Pet Deposit - Our Security deposit is always the same as one month rent for your property of interest. If you move in before the 15th of the month, you'll only pay prorated rent for that month, in addition to the security deposit. However, if you move in after the 15th of the month, you'll pay prorated rent for that month and the full month rent for the following month, in addition to the security deposit. All Security Deposit and First Month Rent monies must be paid into the companies account with ORNL Credit Union or Mountain Commerce Bank. Once moved in, then online payment (preferred), personal check, cashier’s check or money order, are accepted.
Utility Turn on - All utilities must be transferred into the new tenant name latest by lease agreement start date. For your convenience, please check the utility section under Tenant tab to obtain contact information on your utility providers. Tenant shall provide confirmation numbers or other proof that all utilities and services have been put in the Tenant’s name before move in.
Provide copy of IDs - Each Tenant on the lease shall provide a copy of their driver’s license for identification purposes before move in.
Pet Addendum: If pets are in the lease the Tenant shall complete the pet addendum and provide any required pet documentation or photos before move in.
Move-in Inspection: We will set a time for the move-in inspection. At this time we will provide keys, remotes, etc., for the home.
STEP 1: Rental Criteria
Background and Credit Checks: We do background and credit history checks. Please see the property page under the Rental Listings tab to apply
Security Deposit: We require one month rent to be paid as security deposit. Please check the property page for the monthly rent of each properties
Credit Score: We require a minimum credit score of 550 from all the adults in the household. OR an average of 550 from all adults.
Proof of income: Combined gross income must be equal to, or greater than, 2.5 times the rent. (example: rent = $1000 per month. $1000 x 2.5 = $2,500; so household gross income must be equal to, or greater than, this number). All adults must provide proof of their income. Proof of income is by the last 2 pay stubs (at least 2 months of pay showing on the stubs) and last 2 months of bank statements showing deposits (you can blank out the account number if preferred). Or, if you are self employed we require a minimum of 2 months bank statements (most recent) and the last two years of tax returns. If not employed, but receiving income from another source, please provide verifiable proof of income and two months most recent bank statements. Please note that to verify that your documents are correct, we may contact your employer and speak with a supervisor to ensure you still work there and your documents are correct. Please provide your employer information on your application.
Guarantor: Applicant with no(or low) score must find a guarantor to apply along with them. Applicant with 480 - 549 credit score who has no guarantor can pay last month rent in addition to security deposit. Guarantor's income must be a minimum of 3 times the amount of rent and a Credit Score of at least 600, or above.
Automatic Denials: No evictions or currently in eviction proceedings. No past due monies owed to landlords on record. Liens and judgments are also subject to automatic dismissal. History of lease violation and criminal convictions for crimes considered harmful to people or property are grounds for denials.
Bankruptcy: If a bankruptcy has not been closed (discharged) this will disqualify an application. Past bankruptcy can be considered, but they must be closed (discharged) and the credit score must meet the above criteria.
Identifications: You must provide a copy of every adult’s driver license, or ID, or Government issued photo (front and back. A black and white copy is okay as long as everything is legible).
Pet Criteria: Dogs are allowed and we charge a $50 monthly pet rent. A maximum of 2 pets are allowed in an apartment/house. Dogs must be 1 year or older. No pit bulls, Staffordshire Terriers, Doberman Pinchers, Rottweilers, German Shepherds, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, Dalmatians, Wolfs, Wolf hybrids (or other insurance company aggressive breeds that will affect the home owner’s insurance). Other dog breeds are permissible upon approval with a minimum $100,000 renter’s insurance policy covering the pet and naming DMD Managements as an additional insured. Should dogs, and/or cats, be accepted there will be additional security deposit of $250. All cats and dogs shall be spayed or neutered. Pet deposits are subject to change per landlord/owner requirements. Regarding pets other than dogs, or cats, the security deposit will be determined when we process your application. Please be sure to list all pets/animals you are planning to bring to the property on your application. NOTE: Service and Assistive animals are not considered to be pets and are exempt from the foregoing restrictions. However, the animals must be disclosed on the application and the Request for a Reasonable Accommodation or Modification form must be submitted prior to approval of the application.
